How much is my website worth?

I'm planning to sell my website. But I would like your guys opinion on what you think it would be worth. How would you calculate the worth of the website?

Since January, it's avg a month is $158.00. It's a clickbank review site and is listed at the number 1 spot on Google for the name of the product + review. The product is in the Sports niche and is getting popular.

All traffic is from SEO. And I haven't touched it in months. So it's still earning without any added effort on my part.

I'm not going to list the site just yet. Because I want to gauge what it's worth and whether or not it's worth selling.

 In terms of revenue, most people do their calculation of selling price as 3-12 times the monthly profit. If the only thing that you are trying to sell this site is on its ranking then it won't fetch too good a price because rankings keep changing. Also, 3 month's revenue figure isn't powerful enough.

Try to include subscriber count, backlinks, age of site, content of site into calculation too. E.g. someone if your site is on sports niche but get traffic for sports fitness too then it might fetch a slightly higher price.

Obviously they don't take into account sales. I checked out a site like Facebook and their valuation was spot on in terms of media reports.
